REPORT OF BARNSTABLE COUNTY REAL ESTATE ACTIVITY
FOR THE MONTH OF FEBRUARY 2025
Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in February 2025 was down 8.2% from February 2024 volume and the total value of sales rose 8.9% from the previous year. The median individual property sale value was unchanged from the previous year. There was a 3.5% increase in the volume of mortgage activity from February 2024 levels.
Year to Date: Volume of Sales is up 7.5%; Total Value of Sales is up 31.6%; Individual Sales Value is up 8.3%; Mortgage Volume is up 9.4%.
Register Meade reports that there were 301 deeds recorded at the Barnstable Registry of Deeds in February 2025 with stated sales values above $50,000.00 representing a stated value of $266,139,215.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in February 2025 was $625,000.00.
There were 509 mortgages recorded with values above $50,000.00 in February 2025 with a total value of $252,519,788.00. The median mortgage amount, commercial, residential, or other, was $336,000.00.
By way of comparison, there were 328 deeds recorded at the Barnstable Registry of Deeds in February 2024 with stated sales values above $50,000.00 representing a stated value of $244,428,459.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in February 2024 was $625,000.00.
There were 492 mortgages recorded with values above $50,000.00 in February 2024 with a total value of $238,614,956.00. The median mortgage amount, commercial, residential, or other, was $300,000.00.
