 SALES VOLUME CONTINUES FALL, INDIVIDUAL VALUE REMAINS STRONG!

REPORT OF BARNSTABLE COUNTY REAL ESTATE ACTIVITY

FOR THE MONTH OF AUGUST 2023

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in August 2023 was down 19.3% from August 2022 volume and the total value of sales was down 13.2% from the previous year.  The median individual property sale value was up 4.8% from the previous year.  There was a 23.1% decrease in the volume of mortgage activity from August 2022 levels.

Year to Date: Volume of Sales is down 21.8%; Total Value of Sales is down 23%; Individual Sales Value is up 6.6%; Mortgage Volume is down 42.6%.

Register Meade reports that there were 465 deeds recorded at the Barnstable Registry of Deeds in August 2023 with stated sales values above $50,000.00 representing a stated value of $415,667,764.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in August 2023 was $630,000.00.

There were 671 mortgages recorded with values above $50,000.00 in August 2023 with a total value of $385,663,329.00.  The median mortgage amount, commercial, residential or other, was $350,000.00.

By way of comparison, there were 576 deeds recorded at the Barnstable Registry of Deeds in August 2022 with stated sales values above $50,000.00 representing a stated value of $479,131,108.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in August 2022 was $600,000.00.

There were 873 mortgages recorded with values above $50,000.00 in August 2022 with a total value of $477,112,509.00.  The median mortgage amount, commercial, residential or other, was $350,500.00.
