VOLUME CONTINUES TO SLOW, INDIVIDUAL SALES VALUE RISES!

REPORT OF BARNSTABLE COUNTY REAL ESTATE ACTIVITY

FOR THE MONTH OF JUNE 2023

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in June 2023 was down 11.6% from June 2022 volume and the total value of sales was down 18.3% from the previous year.  The median individual property sale value was up 4.3% from the previous year.  There was a 25.3% decrease in the volume of mortgage activity from June 2022 levels.

Year to Date: Volume of Sales is down 21.9%; Total Value of Sales is down 25.2%; Individual Sales Value is up 7.1%; Mortgage Volume is down 45.5%.

Register Meade reports that there were 575 deeds recorded at the Barnstable Registry of Deeds in June 2023 with stated sales values above $50,000.00 representing a stated value of $462,228,214.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in June 2023 was $625,000.00.

There were 804 mortgages recorded with values above $50,000.00 in June 2023 with a total value of $345,532,656.00.  The median mortgage amount, commercial, residential or other, was $338,200.00.

By way of comparison, there were 650 deeds recorded at the Barnstable Registry of Deeds in June 2022 with stated sales values above $50,000.00 representing a stated value of $565,513,099.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in June 2022 was $599,500.00.

There were 1,077 mortgages recorded with values above $50,000.00 in June 2022 with a total value of $524,185,122.00.  The median mortgage amount, commercial, residential or other, was $340,000.00.
