 VOLUME DOWN, INDIVIDUAL SALES VALUE STAYS STRONG!

REPORT OF BARNSTABLE COUNTY REAL ESTATE ACTIVITY

 FOR THE MONTH OF APRIL 2023

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in April 2023 was down 24% from April 2022 volume and the total value of sales was down 38.2% from the previous year.  The median individual property sale value was up 5% from the previous year.  There was a 45.7% decrease in the volume of mortgage activity from April 2022 levels.

Year to Date: Volume of Sales is down 27.1%; Total Value of Sales is down 25%; Individual Sales Value is up 7.3%; Mortgage Volume is down 51.5%.

Register Meade reports that there were 438 deeds recorded at the Barnstable Registry of Deeds in April 2023 with stated sales values above $50,000.00 representing a stated value of $353,404,844.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in April 2023 was $630,000.00.

There were 659 mortgages recorded with values above $50,000.00 in April 2023 with a total value of $318,962,925.00.  The median mortgage amount, commercial, residential or other, was $325,000.00.

By way of comparison, there were 576 deeds recorded at the Barnstable Registry of Deeds in April 2022 with stated sales values above $50,000.00 representing a stated value of $571,427,300.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in April 2022 was $599,950.00.

There were 1,214 mortgages recorded with values above $50,000.00 in April 2022 with a total value of $674,658,744.00.  The median mortgage amount, commercial, residential or other, was $332,200.00.
