SALES VOLUME FALLS, INDIVIDUAL VALUE STAYS STRONG!

REPORT OF BARNSTABLE COUNTY REAL ESTATE ACTIVITY
FOR THE MONTH OF AUGUST 2022

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in August 2022 was down 18.3% from August 2021 volume and the total value of sales was down 4.4% from the previous year.  The median individual property sale value was up 13.7% from the previous year.  There was a 44.3% decrease in the volume of mortgage activity from August 2021 levels.

Year to Date: Volume of Sales is down 19.4%; Total Value of Sales is down 1%; Individual Sales Value is up 14.5%; Mortgage Volume is down 39.3%.

Register Meade reports that there were 576 deeds recorded at the Barnstable Registry of Deeds in August 2022 with stated sales values above $50,000.00 representing a stated value of $479,131,108.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in August 2022 was $600,000.00.

There were 873 mortgages recorded with values above $50,000.00 in August 2022 with a total value of $477,112,509.00.  The median mortgage amount, commercial, residential or other, was $350,500.00.

By way of comparison, there were 705 deeds recorded at the Barnstable Registry of Deeds in August 2021 with stated sales values above $50,000.00 representing a stated value of $501,174,240.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in August 2021 was $527,500.00.

There were 1,566 mortgages recorded with values above $50,000.00 in August 2021 with a total value of $646,928,210.00.  The median mortgage amount, commercial, residential or other, was $314,410.00.
