MORTGAGE VOLUME DROPS, INDIVIDUAL VALUE PLATEAUS!

REPORT OF BARNSTABLE COUNTY REAL ESTATE ACTIVITY
FOR THE MONTH OF SEPTEMBER 2022

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in September 2022 was down 17.9% from September 2021 volume and the total value of sales was down 3.6% from the previous year.  The median individual property sale value was up 11.6% from the previous year.  There was a 52.2% decrease in the volume of mortgage activity from September 2021 levels.

Year to Date: Volume of Sales is down 19.2%; Total Value of Sales is down 1.3%; Individual Sales Value is up 15%; Mortgage Volume is down 40.6%.

Register Meade reports that there were 643 deeds recorded at the Barnstable Registry of Deeds in September 2022 with stated sales values above $50,000.00 representing a stated value of $544,554,812.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in September 2022 was $600,000.00.

There were 854 mortgages recorded with values above $50,000.00 in September 2022 with a total value of $460,154,176.00. The medianmortgage amount, commercial, residential or other, was $350,000.00.

By way of comparison, there were 783 deeds recorded at the Barnstable Registry of Deeds in September 2021 with stated sales values above $50,000.00 representing a stated value of $564,629,648.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in September 2021 was $537,500.00.

There were 1,785 mortgages recorded with values above $50,000.00 in September 2021 with a total value of $853,873,402.00.  The median mortgage amount, commercial, residential or other, was $330,000.00.
