April 2026 Registry Recording Statistics

SALES VOLUME DOWN, VALUE FLAT!

REPORT OF BARNSTABLE COUNTY REAL ESTATE ACTIVITY
FOR THE MONTH OF APRIL 2026

Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in April 2026 was down 9% from April 2025 volume and the total value of sales rose 0.2% from the previous year.  The median individual property sale value rose 0.74% from the previous year.  There was a 10.6% increase in the volume of mortgage activity from April 2025 levels.

Year to Date: Volume of Sales is down 7.7%; Total Value of Sales is down 9.2%; Individual Sales Value is unchanged; Mortgage Volume is up 14.5%.

Register Meade reports that there were 385 deeds recorded at the Barnstable Registry of Deeds in April 2026 with stated sales values above $50,000.00 representing a stated value of $388,836,31400 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in April 2026 was $680,000.00.

There were 812 mortgages recorded with values above $50,000.00 in April 2026 with a total value of $438,790,445.00.  The median mortgage amount, commercial, residential, or other, was $396,000.00.

By way of comparison, there were 423 deeds recorded at the Barnstable Registry of Deeds in April 2025 with stated sales values above $50,000.00 representing a stated value of $388,035,702.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in April 2025 was $675,000.00.

There were 734 mortgages recorded with values above $50,000.00 in April 2025 with a total value of $779,761,187.00.  The median mortgage amount, commercial, residential, or other, was $354,183.00.
