SALES VOLUME RISES & VALUE DIPS!
Barnstable County Register of Deeds, John F. Meade, reports that the volume of real estate sales in August 2016 was up 22.1% from August 2015 volume and the total value of sales was up 26.6% from the previous year. The median individual property sale value was down 1.8% from the previous year. There was a 33.5% increase in the volume of mortgage activity from August 2015 levels.
Year to Date: Volume of Sales is up 13.5%; Total Value of Sales is up 15.3%; Individual Sales Value is up 1.5%; Mortgage Volume is up 5.3%.
Register Meade reports that there were 685 deeds recorded at the Barnstable Registry of Deeds in August 2016 with stated sales values above $50,000.00 representing a stated value of $296,191,204.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in August was $334,025.00.
There were 1,196 mortgages recorded with values above $50,000.00 in August with a total value of $404,848,076.00. The median mortgage amount, commercial, residential or other, was $250,000.00.
By way of comparison, there were 561 deeds recorded at the Barnstable Registry of Deeds in August 2015 with stated sales values above $50,000.00 representing a stated value of $233,999,901.00 in county-wide real estate sales. Based on all property sales valued above $50,000.00, the median sale price of property in Barnstable County in August 2015 was $340,000.00.
There were 896 mortgages recorded with values above $50,000.00 in August 2015 with a total value of $304,514,887.00. The median mortgage amount, commercial, residential or other, was $249,950.00.
